Leasing With Bridge Home Realty

We will act as the bridge between you and your tenants, contractors or any other necessary services for your property. From move-in to move-out, we will handle rent collection, inspections, maintenance and repairs, legal situations and evictions, if necessary. 

Our property management team will take care of finding a tenant for your property, run a background check, employment verification and distribute move-in instructions and a checklist.

Marketing Your property for rent

  • Prepare home for rent 
  • Make sure the home is clean and optimizes the interior appeal 
  • Create ads tailored to the property and advertising medium. Some of the mediums commonly used are:
    • Paid and free rental listing websites 
    • Work with relocation companies for incoming clients 
    • Signs 
    • MLS 
    • Fliers 
  • Work with other realtors and leasing agents to find a tenant 
  • Provide a dedicated website where prospective tenants can see detailed information about each property listed to rent 
  • Take calls from prospects for questions and showing for the property 
  • Meet prospective clients for showings on weekdays, evenings and weekends 
  • Provide prospective clients with rental applications 
  • Collect applications with application fee via online portal 

Tenant screening and selection

  • Perform a background/credit check to verify identity, income, credit history, rental history, eviction history and criminal history 
  • Grade tenant according to predefined point sheet for all of the above 
  • Provide Adverse action letters to tenants declined from screening 
  • Provide “Welcome” email along with all steps in order to rent the property

  • We currently manage over 300 residential units and a dozen commercial properties

  • Since 2010, we’ve had only 9 evictions (less than 1%) of tenants we’ve placed in properties
  • Less than 1% of our properties have turn over repairs in excess of tenants deposit
  • Current rental price is 11% higher than owners who lease themselves or with other agents
  • Current average days on market for a vacant property is 12 days
  • In the last 24 months we have had only 3 property go vacant between tenants (not including evictions which aberage vacancies of less than 12 days from possession to new lease)
  • Repair, renovation and rehab costs average 14% lower than industry average
